Riverside Township is now open for 2026 Board of Review appeals. The deadline to appeal is September 1, 2026 by 11:59 pm.
2026 is the first year of the new triennial appeal cycle. Appealing the first year of a triennial reassessment is the best opportunity in savings and lowering assessed value if records indicate the property is not assessed equitably. This is the final opportunity to appeal for the 2026 property tax year (payable in 2027).
Reasons to appeal:
- Lack of uniformity – Your property is assessed higher than other properties in your neighborhood and classification of similar size, age, construction and within proximity.
- Market value – The Assessor’s market value is higher than the property’s actual market value if the property was purchased after January 1, 2024.
- Unhabitable. Your property was uninhabitable for all or part of the year due to fire and/or flood damage.
Ways to appeal:
- Email your comparable request – If you have a computer and internet access, you can file an online appeal from the comfort of your home on the Cook County Board of Review’s website. The Township Assessor’s Office can provide comparables and online instructions for this process. Email your request to the office and include your name, address, and telephone number at: assessor@riversidetownship.org. No appointment requests will be accepted via email.
- Attend a Board of Review outreach – Discuss your valuation with an analyst in-person and file an appeal.
- The Riverside Township Assessor will be hosting an outreach with the Board of Review on Monday, August 17, 2026 from 6:00 pm – 8:00 pm at the Riverside Town Hall Auditorium.
- A second outreach will be held on Tuesday, August 25, 2026 from 10:00 am – 1:00 pm at the North Riverside Village Commons.
- Recent purchase – Did you purchase your home after January 1, 2024? If yes, and your 2026 reassessed value is greater than 10% of your purchase price, email the Township Assessor to request filing directions for a recent purchase appeal.
- Call – If you are unable to attend one of the outreach events or file an appeal online yourself, call the Township Assessor at (708) 447-7700 to request comparables and a paper appeal form.
The Riverside Township Assessor’s Office takes appointment requests by phone only. Appointment requests will not be accepted through email. Call the Township Assessor Monday through Friday, from 9:00 am – 2:00 pm to schedule an appointment.
