2023 is the first year of a new triennial appeal cycle. All Riverside Township property owners were mailed a reassessment notice on March 31, 2023 by the Cook County Assessor’s Office. Appealing the first year of a triennial reassessment can give residents the best opportunity in lowering assessed value if records indicate the property is not assessed equitably.
Reasons for appeal:
- Lack of uniformity – Your property is assessed higher than other properties in your neighborhood of similar size, style, and construction.
- Market value – The Assessor’s market value is higher than the property’s actual market value if the property was purchased after January 1, 2020.
- Error in description of property – Such as incorrect square feet of living space.
- Uninhabitable – Your property was uninhabitable for all or part of the year due to fire or flood damage.
The Cook County Assessor’s Office now requires all appeals to be filed online. Property owners who have a computer and internet access are able to file an online appeal from the comfort of their homes. Deadline to file an appeal with the Cook County Assessor is May 1, 2023 by 11:59 pm.
