Riverside Township is now open for property tax appeals with Cook County. The deadline to appeal is by April 18, 2025 at 11:59 p.m. This is the third year of the 2023 triennial reassessment and if your home has received an assessed valuation reduction in the prior two years, you may not need to file an appeal.
The Cook County Assessor’s Office now requires that all appeals be filed online through their website at: https://www.cookcountyassessor.com/. Property owners who have a computer and internet access are able to file an appeal from the comfort of their own homes.
Reasons for appeal:
- Lack of uniformity – Your property is assessed higher than other properties in your neighborhood of similar size, style, and construction.
- Market value – The Assessor’s market value is higher than the property’s actual market value if the property was purchased after January 1, 2023.
- Error in description of property – Errors such as incorrect square feet of living space.
- Uninhabitable – Your property was uninhabitable for all or part of the year due to fire and/or flood damage.
The Riverside Township Assessor’s Office is available to assist residential taxpayers with their appeals by providing online instruction for the process, as well as assistance with supporting documentation. The Township Assessor can help property owners determine the best reason to file an appeal, provide comparable properties to support a case of lack of uniformity, make sure supporting evidence and documentation is complete, and assist new homeowners with first time appeals with in-office appointments.
