2024 First Installment Property Tax Bills, payable in 2025, are now available online through the Cook County Treasurer’s Office. Through their website, you can print a copy of your First Installment 2024 tax bill, and pay your bill, all in one place. Physical bills will be mailed to property owners by the first week of February. Payment of the First Installment bill is due by March 4, 2025. First Installment property taxes are estimates and all exemptions appear only on the Second Installment bills, which should be mailed out around the end of June and then due the first week of August this year.
Exemption Renewal Applications for the Low Income Senior Citizen Assessment Freeze and for Persons/Veterans with Disabilities exemptions are expected to be mailed out by the Cook County Assessor’s Office after mid-February.
First Time Exemption Applications for the Homeowner, Senior Citizen, Low Income Senior Citizen Assessment Freeze, Disabled Homeowner/Veteran Exemptions should be available online and in the Riverside Township Assessor’s Office by mid-March. Homeowners who purchased their homes in 2023 should receive an application or postcard from the Cook County Assessor to apply for their 2024 Homeowner Exemption around mid-March.
Certificates of Error: if you believe an exemption was missing from your 2023 Second Installment Property Tax Bill, please call the Riverside Township Assessor’s Office. The Township Assessor can help residents with missing exemptions by assisting with Certificates of Error applications.
The Senior Citizen Tax Deferral Program deadline for property tax year 2024 is March 1, 2025. Homeowners must be 65 years old by June 1, 2024 and total household income must be $65,000 or less. As stated on the Treasurer’s website, “The Senior Citizen Real Estate Tax Deferral Program is a tax-relief program that works like a loan. It allows qualified seniors to defer a maximum of $7,500 per tax year (this includes 1st and 2nd installments) on their primary home. The loan from the State of Illinois is paid when the property is sold, or upon the death of the participant.” The Senior Citizen Tax Deferral Program is administered by the Cook Country Treasurer’s Office. This is NOT the same as the Senior Freeze Exemption.
