UPDATE 8/12/25: The appeal session for Riverside Township is now closed. Deadline to file an appeal was by August 5, 2025.
The Cook County Board of Review is now accepting 2025 Assessed Valuation Appeals from Riverside Township property owners. The deadline to file an appeal with the Board of Review is August 5, 2025. Riverside Township property owners were reassessed in 2023 by the Cook County Assessor’s Office; 2025 is the third year of the triennial reassessment. Any reduction received based on an appeal will be reflected on 2025 property taxes payable in 2026. Therefore, this appeal does not impact your 2024 second installment tax bill, which will be due later this year.
Due to a county-wide technology upgrade, the 2024 second installment property tax bill will be delayed. These bills are typically mailed around July 1st, but this year, Cook County is expecting to mail the second installment bills in late August or early September. Payment will be due 30 days after the date that the bill is mailed.
The Board of Review encourages taxpayers to file their appeals online, here: https://appeals.cookcountyboardofreview.com/. Residents who have a computer and internet access are able to file an appeal online by themselves at home. Residents who do not have a computer, or need assistance with filing their appeal online, can contact the Riverside Township Assessor’s Office for assistance at (708) 447-7700, or via email at: assessor@riversidetownship.org. If you think your property is over-assessed and would like the Township Assessor’s Office to send you comparable properties along with online filing directions, then send an email and include your name, address, and phone number. You can also schedule an in-person appointment with the Township Assessor; office hours are Monday – Friday, from 9:00 am until 2:00 pm. After hours and evening appointments are available upon request.
The Riverside Township Assessor offers free assistance to residents with their appeals process. The Township Assessor is here to:
- Help property owners determine the best reason to file an appeal
- Provide comparable properties to support a case of lack of uniformity
- Make sure supporting evidence and documentation is complete
- Assist new homeowners with first time appeals with in-person appointments
If you think your residential property is over assessed and would like the Township Assessor to send you comparable properties along with online filing directions, please send them an email. If you purchased your home after January 1, 2022, and your current assessed value is greater than 10% of your purchase price, then you should send the Township Assessor an email as well.
Reasons to file an appeal:
- Lack of uniformity – your property is assessed higher than other properties in your neighborhood of similar size, style, and construction.
- Market value – the Assessor’s market value is higher then the property’s actual market value if the property was purchased after January 1, 2022.
- Error in description of property – such as incorrect square feet of living space.
- Uninhabitable – your property was uninhabitable for all or part of the year due to fire or flood damage.
